Job description

My Client, a North London Housing Association is seeking a Operational Inspector for a 6 month contract (This is a Ltd rate so can use a Ltd company for this position)

The role is as follows:

As part of the Reactive Repairs Team you will work towards delivery of the reactive and planned maintenance program to the properties in portfolio and ensured you provide a responsive, high quality repairs and maintenance service to residents living within the Housing Associations properties.

Inspect buildings and services in relation to conditions of the properties, fire prevention, legionella, asbestos and produce and regularly review risk plans in relation to the above

Diagnose and rectify building defects including structural works, prepare specifications and schedule the remedial works.

Manage the reactive repairs, alterations and adaptations to various types of dwellings, estate improvements and elements of the capital works program

Negotiate settlement with third parties within dilapidation or disrepair cases, seek party wall agreements and engage with specialist consultants in construction or legal related matters as and when required;

Manage contractor's performance and project delivery within the time frame and costing agreed

Maintain up to date records and communicate timely with all services in order to ensure a fluent communication at all times

Ensure adherence to legal requirements as well as to all internal procedures and policies.

Provide technical support and advice to colleagues in other departments and ensure that resident's issues were dealt with effectively and timely and maintain an excellent customer care within my area of responsibility.

Ensure compliance with Building Regulations, Statutory Acts, Health & Safety, Policies and Best Practice Guidance and make sure risks are managed, mitigated and monitored in the area of responsibility.

Essential Qualifications for this position:

HNC, HMD, CIOB or equivalent construction subject

Good IT skills including:

Full range of Microsoft systems, including PowerPoint, Project and Excel

Report writing and data extraction

Work at various location in the borough

Work at heights

Knowledge of Resident Participation and Consultation mechanisms (desirable)
