Job Title: Contracts Manager - Minor Works Projects

Location: Chudleigh and Bideford

Salary: £35k - £40k per annum

Job Description:

We are seeking a dynamic and computer-literate Contracts Manager to join our client's team. You will oversee minor works projects ranging in value from £5,000 to £80,000, including voids, roofing, and general repairs that are too urgent for the Planned Maintenance Team, yet too large for the Reactive Team. You will split your working week between their offices in Chudleigh and Bideford, ensuring that each project is delivered to the highest standards.

Key Responsibilities:

* Manage and oversee minor housing maintenance works projects from inception to completion.
* Coordinate with clients, subcontractors, and internal teams to ensure project objectives are met.
* Conduct site inspections and monitor progress to ensure compliance with specifications and timelines.
* Prepare and manage project budgets, forecasts, and schedules.
* Ensure all work is completed in accordance with the National Housing Federation Contract and Schedule of Rates.
* Address and resolve any issues or delays that may arise during the project lifecycle.
* Maintain accurate project documentation and reports.
* Foster strong relationships with clients and stakeholders.

Requirements:

* Solid working knowledge of the National Housing Federation Contract.
* Experience working with the Schedule of Rates.
* Proven track record in managing minor works projects, ideally within the housing maintenance sector.
* Strong organizational and time management skills.
* Excellent communication and interpersonal skills.
* Proficiency in using computer software for project management and reporting.
* Ability to work independently and as part of a team.
* Valid UK driving license.
